Cornerstone Towne Centre offers an old-time shopping experience

by Rich Timlen

Forget about driving around for 20 minutes in a crowded lot trying to find the perfect parking spot.  The Cornerstone Towne Centre isn’t your typical mall, as visitors can stroll through tree-lined streets and do a little outdoor shopping in the summer. In the winter, bundled-up residents can make their way to the ice rink for a skate with friends.

Located at the intersection of 130th Street and Pearl Road in Parma Heights, OH, the Cornerstone Towne Centre is a 34-acre, mixed-use development combining retail, residential, entertainment and restaurant facilities.

Phase One construction will be complete during the Spring. Completion for the whole project is slated for the Fall. Phase II will include single-family homes and townhouses to be completed during the third quarter of 2005.

Grasping the feel of a classic American downtown, the center is being developed with a pedestrian-friendly Main Street and a central green. To liven up the shopping experience, Greystone Realty Group signed a lease with Claire’s Folly, a 93,000 sq.ft. family entertainment center, featuring gaming, a reception hall, winery, a restaurant and a pub and bistro. The center also will provide a new home for the Cassidy Theater, a 299-seat dinner theater that has been a staple in the area for decades.

Some tenants that have already committed to Cornerstone Towne Center include Octane Café, Fitness Anytime 24-Hour Gym and Tavolo’s Italian Cuisine.

Tenant spaces are designed to provide maximum frontage along Cardinal Road, the main street running through Cornerstone. There are parking decks, as well as on-street parking. Shops will face Cardinal Road, the Claire’s Folly Plaza and the central green. Above the inline spaces, some apartments and offices will overlook the main shopping areas.

There will be 198 housing opportunities, which will target young professionals, parents whose kids have left for college, senior citizens or people who are just looking for the convenience of walking to shops with a neighborhood feel.

Along with the shopping opportunties, play lots and open spaces are planned throughout the project. Parks and community facilities are integrated into the neighborhood and offer a range of recreational needs. Along with the ice rink, residents will be able to enjoy the clubhouse and pool, as well as a woodland park.

Building A includes a first and second floor of 11,135 sq.ft. for a total of 22,270 sq.ft., while Building B has a total area of 30,775 sq.ft. A third building will offer 20,715 sq.ft. of retail. Office space will occupy Building D, with two stories totaling 6,556 sq.ft. combined. Building E will have first floor inline retail spaces and second floor apartments, while Building F will have retail spaces of 1,761 sq.ft.; 1,938 sq.ft. and 3,987 sq.ft. for a total of 7,686 sq.ft. The final site, Building G, will have four retail spaces available of 4,145 sq.ft.; 4,611 sq.ft.; 6,005 sq.ft. and 6,285 sq.ft. for a total of 21,046 sq.ft.

Demographics include a trade-area population of 242,467 earning $54,300 as the average household income. The site has an average daily traffic count of 43,300 vehicles.
