Codina Group is developing the first phase of Metropica, a 65-acre multi-use development located at the intersection of Sunrise Boulevard and Panther Parkway in Broward County, FL. Overall, the first phase will include 500,000 sq.ft. of Class A office space in four buildings, 363 multi-family residences in two towers and an upscale restaurant village. A central urban park and grand pedestrian “piazza” anchor link the vertical elements. The prime parcel is within walking distance of both the Sawgrass Mills regional outlet mall and Office Depot Center. Metropica’s first phase is oriented around open-air amenities such as a three-acre central park with water features and tree-lined paths and a pedestrian area with fountains. Elements include: five distinctive, freestanding restaurants with 60,500 sq.ft. of space, including retail pavilions and two additional restaurants located within two of the center’s office buildings. There are four Class A park-side office buildings within a quadrangle with the central park at its core. Three six-and-seven-story office buildings will each connect with their own parking garage via trellised walkways. Hillwood, along with General Growth Properties, is planning to develop a 1.3 million sq.ft. mall in Westlake, TX, just north of Fort Worth. Opening for the mall, which would be situated on a land area of 200 acres, is slated for 2006. The mall would include a hotel, corporate space, luxury homes, a golf course and up to nine anchor tenants. It would also include an ice-skating rink and a movie theater. Hillwood is the developer of AllianceTexas, which includes the Circle T Ranch where the mall would be located.

General Growth Properties, Inc. is proposing to develop a 550,000 sq.ft. expansion of a Route 9 shopping center, including four restaurants, two department stores and two luxury condominium complexes in Natick, MA. The company would develop luxury condominiums adjacent to an expansion of Natick Mall. The development will be built on a land area of 16 acres where the former Wonder Bread bakery operated. Completion would be slated for Fall of 2006. The expansion is expected to include high-end and upscale retail.

Schroeder-Manatee Ranch, Inc. and S.S. Appel & Co., Inc. have organized a limited partnership to purchase over seven acres of land at the intersection of Town Center Parkway and Nature’s Way with plans to develop San Marco Plaza at the Lakewood Ranch Arts Centre in Lakewood Ranch, FL. The uniquely-designed, mixed-use commercial development is situated in a park-like setting, which will include two separate theatrical spaces, multiple restaurants featuring both indoor and plaza/sidewalk outdoor seating, as well as culturally-oriented retail gift shops and art galleries. The center also will provide approximately 20,000 sq.ft. of second-level executive office space. An outdoor amphitheatre bordering a lake is planned as an alternative performance space with seating for 300. The plaza will feature Venetian-style architecture. A bell/clock tower and fountain will be the focal points of the brick-paved plaza where the shops, restaurants, galleries and theaters will be located.

Urban Retail Properties Co. and Drew Co. is developing a public-improvement project in Boston, MA, which will be the city’s first new mixed-use development project since the opening of Copley Place in 1984. The companies will be responsible for the development of an 11.3-acre site including the South Boston waterfront area. Waterside Place, a 1.2 million sq.ft. vertical, mixed-use project, will house retail, hotel and residential space. The project will feature 600,000 sq.ft. of retail space, a 20-story condominium complex and a 21-story hotel.

Chelsea Property Group, Inc. signed a lease with The Tulalip Tribe of Marysville, WA to develop a 100-store outlet mall along Interstate 5, near the new Tulalip Casino in Seattle, WA. The center, Seattle Premium Outlets, will become part of the Quil Ceda Village Business Park. Construction is scheduled to begin during the Spring, with a projected opening slated for Spring or Summer of 2005.

Amera Corp. is planning to develop a $95 million luxury mixed-use project located at 200 East Palmetto Park Road in downtown Boca Raton, FL. The nine-story building is situated on a land area of 2.4 acres and is planned for up to 146 condominium residences. The 340,000 sq.ft. project also is approved to include ground floor retail shops, two floors of office condominiums and underground parking. The site is currently occupied by Washington Mutual bank and office building. Construction of the new building is expected to start in the fourth quarter, when the bank occupies a newly constructed facility at the site.
