Metro Development Co. is planning to develop a 140-acre mixed-use center located at the intersection of Routes 611 and 132 in Warrington, PA. The Valley Square project includes 500,000 sq.ft. of lifestyle and traditional upscale retail, including a 130,000 sq.ft. Wegmans Super Store; 110,000 sq.ft. of office space, more than 200 residential units for people 55 and older and a 100-room hotel and numerous themed restaurants. Opening is slated for October. U.S. Realty Associates, Inc. will handle the management and will co-lease the project with Madison Marquette. About 60% of the center is preleased.

Gulfside Development and Canyon-Johnson Urban Fund, L.P. are developing Downtown Dadeland, a $165 million mixed-use project located in Miami, FL. The center will include 125,000 sq.ft. of retail space and will be tenanted by The Bombay Company, Pier 1 Imports, Pier 1 Kids, Chili’s, Macaroni Grill, Men’s Wearhouse, Sprint, Baccio, Blue Moon and Blu. Downtown Dadeland, called a “village within a city” encompasses a land area of 7.5 acres with 15 acres of underground parking. The development has 416 condominium residences and retail space within seven low-rise buildings. Area retail includes Dadeland Mall.

BOS Group, LLC, Transwestern Commercial Services and Nashville Urban Venture, LLC are developing Phase II of The Gulch, a 320,000 sq.ft., $93 million residential, retail and entertainment district on the edge of downtown Nashville, TN. The Gulch features retail, entertainment and dining destinations combined with over 300 residential units. The project combines national retailers alongside regional and local boutiques and shops, providing for a shopping experience representative of Nashville’s tastes and culture. The development will be within walking distance of the Central Business District, Music Row, the Downtown Arts and Cultural Districts and Vanderbilt University. The Gulch will offer 320,000 sq.ft. of distinct retail merchandising in an urban design format. Phase II is slated to open during the fall.

O’Neill Properties Group is proposing to develop 120 acres along the Delaware River in Hunterdon County, NJ. The site, which is located in both the Borough of Milford and Alexandria Township, is the location of the former Curtis Paper Mill, an abandoned factory. Under the plan, O’Neill will develop 740 one, two and three bedroom residences, along with retail space, parks, walking trails and recreation amenities as well as green and open spaces. In addition, the plan calls for the restoration of an existing building on the site to become the new Milford Borough Hall.

 The Shaw Co. is developing Fountain Square of Waukegan, a 100-acre mixed-use development located at the intersection of Routes 120 and 43 in Waukegan, IL. The center will have retail, restaurant, office and hotel space and will be occupied on the site of the former Lakehurst Mall. At present, the site also houses Jewel-Osco and Ace Hardware stores, which will continue to do business during the construction activity. Fountain Square of Waukegan presents an environment for easier access to business locations, augmented by a new road called Fountain Square Place.

Cypress Creek Town Center, a 1.6 million sq.ft. regional center located at the intersection of Interstate 75 and State Road 56 in Pasco, FL. The centerpiece of a much larger planned community, Cypress Creek Town Center is scheduled to open in 2007. The center will be situated on a land area of 511 acres. The center will include approximately 600,000 sq.ft. of retail, 420,000 sq.ft. of office space, 630 apartments and 700 hotel rooms.
