Entertainment & Specialty Project RoundupVeranda Partners is developing Veranda Park, a 315,000 sq.ft. lifestyle center on 43 acres at the intersection of Westpointe Boulevard and Lake Debra Drive in Orlando, FL. The center’s tenant mix includes a bookstore, bowling center, fashion stores, home furnishing retailers, a public amphitheater and restaurants. Rents will be in the range of $18 to $25 psf. The center is expected to open next fall. The new urbanism-designed center is currently 50% leased and is located near Bay Hill, Isleworth and Windermere Communities and the Mall at Millenia. The 59,000 sq.ft. center is cotenanted by Hard Rock Café, Bar Louie and Red Star Tavern. Additional restaurants and entertainment venues scheduled to open are Joe’s Crab Shack, Starbucks, the Mirage nightclub, The Funny Bone Comedy Club and a joint effort between Dave and Andy’s ice cream and Jersey Mike’s Subs. The project includes a 100-foot wide fountain that shoots water 60 feet in the air and the addition of 100 rooms to the Sheraton Hotel, bringing it to 400 rooms. A 60-foot glass and steel lookout elevator and stairs are also part of the project. Construction will begin on a 140-foot long elevated pedestrian bridge that connects to the Monongahela River shoreline and a 15,000-foot marina and entertainment venue next year. Simon Property Group, Inc. is developing a 750,000 sq.ft. project with office and residential components at the intersection of Interstate 35 and Chandler Road in Round Rock, TX. Plans call for two to three department stores, small shops, restaurants and entertainment venues. The project would also have 50,000 sq.ft. to 100,000 sq.ft. of office space, a hotel and 250 residential units. The first phase of the projected is expected to be complete by 2005. WaterMark Place , located in Bessemer, AL is planning to develop a second phase on 13 acres of vacant land. The 185,000 sq.ft. outlet center currently has 35 stores, with Nine West and Kitchen Collections scheduled to open soon. The center’s first phase is 95% leased. Rouse Co. is developing Village of Merrick Park, which is expected to open this month in Miami, FL. The village is 85% leased or committed and its cotenants include Carolina Herrera, Jimmy Choo, Bottega Veneta, Longchamp, Moreschi, Hogan, Stuart Weitzman, Bagutta, La Perla and Giorgio’s of Palm Beach. Deals with Gucci and Tiffany & Co. are in the final stages. Nordstrom and Neiman Marcus will anchor the center on the first floor, while the second floor will be cotenanted by Ann Taylor, Bath and Body Works, Bebe, Bennetton, Cache, Chico’s, Coach, Crabtree & Evelyn, Express, Swarovski, Victoria’s Secret and Williams-Sonoma. The project’s third floor has shifted from a focus of children’s stores to 60,000 sq.ft. of home goods and furniture. The Pyramid Cos. wants a commitment from the state of NY that it will be eligible for tens of millions of dollars a year under a program that encourages developers to invest money and create jobs before it begins building Destiny USA, $2 billion retail and entertainment center planned to be built in Syracuse, NY. The shopping mall developer told state officials its needs assurances that NY will reimburse the company for payments it makes in lieu of property taxes on the Carousel Center expansion. The $40 million project will include a 100,000 sq.ft. office building above a 450-space parking garage that will be located next to the mixed-use building. Plans also call for the building of 60 to 80 residential units. The project is expected to be completed next Fall. The first phase of the project includes the opening of Buckhead Mountain Grille. The restaurant will join Joe’s Crab Shack and a mixed-use building that houses an office, fast food restaurants and retail. Taubman Co. has revised its plans for the mega mall that is to be built along Interstate 75 at Ohio 63 on Warren-Butler County line in Monroe, OH. The mall will encompass of 1.1 million sq.ft. and be anchored by Dillard’s. The mall will contain 120 to 150 retail spaces that will include five major department stores. The new design is 300,000 sq.ft. smaller than the original plan. The mall will feature play courts, family restaurants and coffee courts.
