Entertainment & Specialty Project Roundup CB Richard Ellis will serve as the exclusive marketing agent for Westar Development Co. of Phoenix for the development of 94 Hundred Shea located at 94th Street and Shea Boulevard in Scottsdale, AZ. The $26 million development is scheduled to break ground in January 2003 and open in the Fall. The project comprises 110,000 sq.ft. of Tuscan-design office condominium and retail space and is located near Scottsdale Healthcare’s Shea hospital campus off the Loop 101 Freeway. Colleen McPherson and Bryan Johnson will handle marketing and leasing duties for the 70,000 sq.ft. office condominium portion of the project. The Shops of Grand Avenue recently signed leases with T.J. Maxx and Linens ‘n Things. The stores will each lease approximately 30,000 sq.ft., and serve as anchors in the 240,000 sq.ft. mall. The stores will occupy first-floor space within Plankinton Arcarde, located along Wisconsin Avenue between Plankinton Avenue and 2nd Street in Wisconsin, MI. The stores, which are expected to open next November, will serve as mini-anchors for the mall’s eastern end. The leases are expected to lower the mall’s vacancy rate to about 20%. The malls’s vacancy rate rose above 50% after Marshall Field’s closed. At the west end of the mall, the Boston Store building is undergoing a $36 million redevelopment, which includes the newly remodeled department store, new corporate offices for Carson Pirie Scott & Co., which owns the Boston Store chain. The mall is also cotenanted by Dalys Pen Shop, Village Shoppe, the Chocolate Factory an Payless ShoeSource. The stores will relocate to new spaces within the mall to make room for the new tenants. Schroeder-Manatee Ranch, Inc. plans to begin construction of the "Main Street" destination shopping component of its Lakewood Ranch community in Bradenton, FL by late Spring 2003. The shopping area is expected to open late 2004. The project is being developed in partnership with Don M. Casto Organization. Plans call for an urban mixed-use configuration that will include retail shops, restaurants, office and residential space. The shopping area will comprise 125,000 sq.ft. of retail, including five to six restaurants, 45,000 sq.ft. of office space and about 60 condominiums of Lake Uihlein. Also, Morton’s Marketplace has signed a letter of intent to open a gourmet specialty market. Brett Hutchens, a partner in charge of Casto Southeast will oversee the Lakewood Ranch Main Street project, which is expected to attract a mix of high-end retailers and restaurants. The development will emphasize a pedestrian environment. Starwood Ceruzzi is developing Maple Tree Cinemas 10, which will be located in Building A at Maple Tree Place in Williston,VT. The 509,000 sq.ft. lifestyle center includes 299,000 sq.ft. of retail space, 100,000 sq.ft. sq.ft. of office space, Shaw’s supermarket and 50 residential units. The cinema will seat 1,600 people. Meanwhile, Champion USA, a sports entertainment venue/restaurant leased 12,000 sq.ft. on the first floor of Building A and Three Tomatoes Trattoria leased 4,500 sq.ft. Construction on Building A is expected to be completed by Spring 2003. The US Immigration and Naturalization Service leased 28,000 sq.ft. at Maple Tree Place. JBG Rosenfeld Retail acquired property at 1700 Duke Street in Alexandria, MD. The two-acre property currently houses a small strip shopping center that will be razed to make room for Whole Food Market with 115 condominiums above the retail component. The company plans to begin development on the project during 2003 and will begin to occupy the building during 2004. The property was purchased from Combined Properties and Greenhoot Cohen and is located at the entrance of the Carlyle residential and commercial development.
