Entertainment & Specialty Project Roundup J.H. Snyder Company and The Ezralow Company are redeveloping a one million sq.ft. shopping center in Huntington Beach, CA. The 30-year-old indoor mall will be converted into an open-air lifestyle and entertainment center for an estimated cost of $150 million. The center’s current square footage will be reconfigured to add an 80,000 sq.ft. stadium seating cineplex. J.H. Snyder Company is responsible for redesign, marketing, leasing and construction of the center, which was acquired by The Ezralow Company. The center will be redesigned with an Italian village theme with large piazzas, lavish landscaping and major fountains and water features. Construction is expected to begin in mid-2002 with reopening slated for mid-2003. The center’s current tenants include Mervyns, Barnes & Noble, Circuit City, Staples and Burlington Coat Factory. Gerding/Edlen Development Co. has submitted plans to develop an 11-story condominium tower in Portland, OR. The development company met with the Portland city officials to begin the land-use review process. The tower, which would be located between Northwest 10th and 11th Avenues, will include 148 units with first-floor retail space and three floors of parking. Lennar Partners is negotiations with Arizona Cardinals owner Bill Bidwell to develop a 2.4 million sq.ft. commercial development next to the proposed stadium and conference center in Tempe, AZ. The development, which would be located at the southeast corner of Washington Street and Priest Drive would include office, hotel, retail and restaurant components. Two hotels are planned, each consisting of 10 to 15 floors and totaling 600 rooms. The entertainment district would have 105,000 sq.ft. in retail shops and restaurants as well as 45,000 sq.ft. of office space. The office building would have 1.6 million sq.ft. for offices and an additional 110,000 sq.ft. for restaurants, retail outlets and service space in eight separate buildings. The plan is contingent on the approval of the stadium’s development. Forest City Enterprises, Inc. is developing Bessemer Court, a 59,000 sq.ft. addition to the Station Square complex in Pittsburgh, PA. The $71 million freestanding plaza will be located between the Monongahela River and the Shops at Station Square. An 8,100 sq.ft. Hard Rock Cafe will anchor Bessemer Court, which also will include Joe’s Crab Shack, Starbucks, Mirage nightclub, the comedy club cafe Green Room, Bar Louie and The Landing, a floating seasonal boardwalk/marina. The Jerde Partnership International and The Boyer Co. are developing The Gateway, a $375 million, 3.2 million sq.ft. mixed-use real estate development in Salt Lake City, UT that is expected to become a gathering place for community celebration during the 2002 Winter Olympics. Robertson Properties Group is developing the Dome Entertainment Center, a 210,000 sq.ft. retail and entertainment complex in Hollywood, CA. The $100 million, tri-level center is located on Sunset Boulevard. The Pacific Theatre’s historic Cinerama Dome movie theater is the focal point of the center. New development adjacent to and behind the Dome Entertainment Center include the 14-screen Pacific Theatre multiplex, shops, dining establishments and a health club. The development includes a seven-level, 1,700 space public parking structure. Menin Development Co. is developing a 326,000 sq.ft. shopping, entertainment and dining center in Palm Beach Gardens, FL called Downtown at the Gardens. The proposed $120 million development would be built on 35 acres on PGA Boulevard at Dixie Highway. The center will host a 15-screen movie house run by Cobb Theatres and restaurants, art galleries, specialty food stores, a bookstore and other shops. The project also will include a 13-acre lake with adjacent piazza and a video wall that will broadcast breaking news, advertisements, movie previews and public service announcements in the center of the piazza.
