Levine Properties, Inc. is planning to develop the 36-acre First Ward Arena in Charlotte, NC. The mixed-use development will include 2,300 residential units, 450,000 sq.ft. of retail, a two-block park, two million sq.ft. of offices and 300,000 sq.ft. of cultural venues. Forest City Enterprises, Inc. is planning to develop Mesa del Sol, a master-planned community in Albuquerque, NM. The project will feature a job center, eight villages, a retail district, an urban center and a mixed-use community center, all linked by walking and biking trails. The center is located on state land held in trust for the benefit of the University of New Mexico and public schools statewide. Mesa del Sol is bordered by the Albuquerque International Airport to the north, Sadia National Laboratories and Kirkland Air Force Base to the east, Interstate 25 to the west and the Pueblo of Isleta to the south.

Struever Bros. Eccles & Rouse, Inc. is developing Harbor East, a $500 million, mixed-use waterfront development that extends from Pier Five east to Fells Point in Baltimore, MD. When the project is complete, the center’s office and retail space will total almost 3,000,000 sq.ft. More than 400 residential units, two Marriott hotels, a Fresh Fields supermarket and 3,300 parking spaces will be part of the complex. Harbor East will have a public waterfront plaza that is home to the Katyn Memorial, a 44-foot tall work of art resembling a flame that honors Polish army officers massacred during World War II. The center will have up to 400,000 sq.ft. of office space, 45,923 sq.ft. of retail, 318 apartments and 23 condos, and will have 15,000 sq.ft. of space available. Opening is slated for November 2004.

Grid Properties is developing DC USA, a 550,000 sq.ft. retail and entertainment complex located on the west side of 14th Street between Park Road and Irving Street in the Columbia Heights section of Washington, DC. The complex will include specialty retailers, larger big box users, a 12-to-16-screen multiplex theater with 3,500 seats, restaurants and various other entertainment and recreational uses. The complex will be modeled after Harlem USA, a similar complex in Upper Manhattan of New York, NY, that opened in early 2000, with a high-quality tenant mix and an urban design that focuses on the pedestrian. The 4.9-acre site encompasses most of a full city block, with dimensions of 500 feet along 14th Street, 225 feet along Park Road and 500 feet along Irving Street. Area demographics include a population of 275,000 within three miles earning $69,000 as the average household income. The development is near Howard University and Catholic University, as well as a new Metro station.

Ashley Brooke Property Group, LLC is developing a Furniture Factory Outlet Mall located at the intersection of U.S. 321 North and Alex Lee Boulevard in Granite Falls, NC. The 100,000 sq.ft. mall will house the following factory outlet stores: a 32,000 sq.ft. Bernhardt, a 42,000 sq.ft. Broyhill Furniture Industries and a 25,000 sq.ft. Kincaid Furniture Co.

King Ventures is developing a 495-seat, three-screen theater located on South Frontage Road, between Grand Avenue and Hill Street in San Luis Obispo, CA. The theater is slated for a 2004 opening. The theater is part of a proposed King Ventures shopping center that also will include restaurants, shops and 44 apartments or condominiums.

Tripoint Properties, Inc. is redeveloping Mill Town Square, a mixed-use center that will include 52,000 sq.ft. of retail space, 51,000 sq.ft. of first-floor office space, 10,000 sq.ft. of second-floor office space and an existing McDonald’s restaurant in Downingtown, PA. A new facade and landscaping is being added, while bigger windows are being installed. The centerpiece of the project will be Mill Town Market, a 28,000 sq.ft. public market of specialty foods and about 15 vendors. Current tenants include Hudson United Bank, No. 10 Downing Street, Downingtown District Court, In Motion Physical Therapy & Rehabilitation, Apple Cleaners, P&M Products and Power Purchasing.

Pine Cone LLC is developing TimberMill Shores, a mixed-use development located along the eastern shore of Lake Ewauna near Oregon State Highway 97 in Klamath Falls, OR. The site formerly was occupied by Modoc Lumber Co. The first phase of TimberMill Shores will comprise about 40 acres and include offices, retail shops, hotels, residences and recreation facilities. Site preparation for this phase is underway, and construction has started on a 16,000 sq.ft. office building for AmeriTitle, Inc. Plans call for restoring about 100 acres of the site to its original condition as wetlands, providing habitat for fish, waterfowl and other wildlife. Plans also include a park running along the shore of Lake Ewauna, with a pedestrian and bike trail.
