Juneau Avenue Partners is planning to develop PabstCity, an entertainment center with 480,000 sq.ft. of retail space, 225,000 sq.ft. of office space and 648 residential units, bordered by Winnebago Street, 8th Street, Highland Avenue and Interstate 43 in Milwaukee, WI. Opening is slated for 2005. The exterior of the buildings will appear as it did in the late 1800s, with the original cream city bricks cleaned and restored. The brewery closed in 1996 and moved its flagship plant in Milwaukee, WI to San Antonio, TX.

RSL Consulting is leasing Athens Outlet Village, a 350,000 sq.ft. center located at the intersection of Interstate 65 and U.S. 72 in Athens, AL with an average daily traffic count of 76,000 vehicles. Area demographics include a population of 26,000 within five miles earning $47,040 as the average household income. Opening is slated for Fall 2004. Tenants will include Applebee’s, Hardee’s, Shoney’s, Pasqualee’s Italian Restaurant, Waffle House, McDonald’s, Wendy’s, Acme Boot Outlet, Cracker Barrel and Burger King. The company also is leasing CenterState Crossing, a 230,000 sq.ft. center located off Interstate 70 on U.S. 63 in Columbia, MO with an average daily traffic count of 40,000 vehicles. Area demographics include a population of 85,900 within five miles earning $54,400 as the average household income. The center is anchored by an 80,000 sq.ft. Bass Pro Shops. The company also is leasing Pipestone Outlet Village, a 211,300 sq.ft. center located off U.S. Highway 23 in Pipestone, MN. Area demographics include a population of 320,400 within 50 miles earning $50,400 as the average household income. The center will have retail spaces available of 20,000 sq.ft.; 25,000 sq.ft.; 30,000 sq.ft. and two spaces of 32,000 sq.ft. The site will include a Native American Living cultural center and convention center.

CB Richard Ellis is preleasing Chino Hills Towne Center, a 421,000 sq.ft. mixed-use center located at the intersection of Grand Avenue and Peyton Drive in Chino Hills, CA with an average daily traffic count of 118,070 vehicles. The center is situated on a land area of 52 acres and is across from the New Chino Spectrum Towne Center and Chino Spectrum Marketplace, with a combined GLA of 1.4 million sq.ft. Area demographics include a population of 308,252 within five miles earning $77,701 as the average household income. The company also is preleasing AmeriPlex At The Pointe, a center located at the intersection of Interstate 70, AmeriPlex Parkway and State Road 67 in Indianapolis, IN with an average daily traffic count of approximately 100,000 vehicles. Mountain West is developing the second phase of Gateway Chula Vista, a planned 346,000 sq.ft. center that will include a retail promenade, upscale restaurants and office space located at the intersection of Third Avenue and H Street in Chula Vista, CA. The projected completion of the second phase is later this year, while a third phase is planned by 2005. The first phase is tenanted by San Diego County Credit Union, Starbucks, Quiznos and Hernon Silva Salon. The center will include one five-story and two six-story office buildings with a four-story parking garage. In addition, a former department store on Third Avenue just south of E Street is being renovated into a mixed-use project.

Tennessee Valley Crossroads Development is developing a center located on Interstate 65 and Interstate 565 in Decatur, AL with an average daily traffic count of 125,000 vehicles. DeBartolo Property Group has dropped plans to develop Cypress Creek Town Center at a site located at Interstate 75 and State Road 56 in Wesley Chapel, FL. DeBartolo’s plans included a million sq.ft. regional enclosed mall with more than 100 stores. Opening was scheduled for between 2006 and 2008. Instead of that, the company is eyeing Wiregrass Ranch, 5,000 acres located two miles of the Cypress Creek site at State Route 56 and Bruce B. Downs Boulevard.
