Metro Development  Co. is preleasing a 140-acre mixed-use center located at the intersection of Routes 611 and 132 in Warrington, PA. The Valley Square project includes 500,000 sq.ft. of lifestyle and traditional upscale retail, including a 130,000 sq.ft. Wegmans Super Store; 110,000 sq.ft. of office space, more than 200 residential units for people 55 and older and a 100-room hotel and numerous themed restaurants. Area demographics include a population within seven miles earning $83,286 as the average household income. Groundbreaking is expected this month, with opening slated for October of next year. U.S. Realty Associates, Inc. will handle the management and will co-lease the project with Madison Marquette. About 60% of the center is preleased.

Atco Properties & Management, Inc. is developing The Shops at Atlas Park located in Glendale, NY. The company has completed the first phase of preleasing with Coldwater Creek, Elizabeth Arden Red Door Salon, Jos. A. Bank and Mitchell’s Fish Market. The center will be situated at the intersection of Cooper Avenue and 80th Street in the Glendale section of Queens. The specialty retail center is slated to open next year. It will feature a blend of upscale shops, dining and entertainment destinations surrounding a two-acre, open-air landscaped park, along with a 1,400-car parking garage. The company’s leasing team is targeting fashion-forward men’s, women’s, teen and children’s retailers, as well as jewelry and shoe stores, fashion accessory stores, housewares, gourmet food tenants and a variety of cafes, bistros and restaurants. The project also will include a specialty six-screen cinema.

Pier Developers, Inc., an affiliate of Gordon Group Holdings, LLC is developing The Pier at Caesars, a 575,000 sq.ft. center located in the middle of the Atlantic City Boardwalk in Atlantic City, NJ. Opening is slated for Summer 2005. The center will feature a roster of elite boutiques and specialty shops, nine world-class restaurants and a three-level, glass-enclosed multimedia presentation of water, light and sound.

Simon Property Group, Inc. is planning to develop Coconut Point, a 166-acre, mixed-use project located in the Estero/Bonita Springs area of FL. Plans call for the project, which will be located between Fort Myers and Naples, to include 1.2 million sq.ft. of retail space. The project will include Town Center, the main retail portion, as well as 90,000 sq.ft. of office, condominium space, hotel space and 200 to 400 multifamily units. The town center is divided into three areas: the village, the community center and lakefront. Anchor tenants will include Dillard’s, Barnes & Noble, a 20-screen, 93,000 sq.ft. Muvico Theater and four restaurants. Cotenants will include Bath & Body Works, Brookstone, Express/Express Men, Finish Line, Jos. A. Bank Clothiers, Talbot’s and Victoria’s Secret. The village section will include 35,000 sq.ft. of office space, some for sale and some leased, over the retail space on the west side of Main Street. The village is scheduled to break ground in Summer 2005, with completion slated for September 2006. The community center will have another approximately 40 stores, including Best Buy, Sports Authority, Bed Bath & Beyond and Ulta Cosmetics. Opening is slated for October 2005. The lakefront will have additional restaurant and retail space around an 18-acre lake. Proposed restaurants include Brio, California Pizza Kitchen, Cameron Mitchell Seafood, Champps Americana, Claddagh Irish Pub and Kona Grill.

EnCap Golf and Cherokee Investment Partners is planning to develop more than 700 acres of landfills into golf courses and a world-class destination in New Jersey’s Meadowlands District. The plan is to turn landfills into golf courses, open space and a pedestrian-friendly village of shopping, upscale homes and luxurious hotels. The project will be one of the largest and most recognized brownfield redevelopment projects in the U.S.  The initial phase of the EnCap Golf project includes approximately 785 of landfills, brownfields and wetlands in Lyndhurst, Rutherford and North Arlington. Of this land, 685 acres will be remediated and permanently preserved as verdant greenfields and open space. Actual development will be limited to only 13% of the site, or less than 100 acres. The project will include a business hotel and luxury resort totaling 750 rooms, 100,000 sq.ft. of retail space, 750,000 sq.ft. of office space, 1,130 adult apartments and condominiums and 850 open-market apartments and condominiums. A new train stop on the NJ Transit Bergen rail line also is planned.
