The Mills Corp. is planning a 110,000 sq.ft. expansion for Sawgrass Mills, a 2.3 million sq.ft. center located at 12801 West Sunrise Boulevard in Sunrise, FL. The addition would add a collection of high-end fashion outlets and upscale restaurants in a separate promenade to be called The Colonnade Outlets of Sawgrass. The company expects to break ground this summer, with completion slated for November or December. The expansion would be built with a Mediterranean-style promenade. The location would be near the mall’s White Seahorse entrance. The center is currently anchored by Beall’s Outlet Store, Bed Bath & Beyond, Books-A-Million, Burlington Coat Factory, GameWorks, JCPenney Outlet Store, Last Call, Neiman Marcus, Marshalls, Off 5th-Saks Fifth Avenue Outlet, Rainforest Café, Regal Sawgrass 23 Cinemas, Ron Jon Surf Shop, The Sports Authority, Target Greatland and T.J. Maxx.

Kane Realty Corp. is leasing North Hills, a 590,000 sq.ft. center located at the intersection of Six Forks Road and the Beltline in Raleigh, NC. The center will be anchored by a 160,000 sq.ft. JCPenney, a 130,000 sq.ft. Target, a 50,000 sq.ft. Marquee Cinema and a 30,000 sq.ft. Pulse Athletic Club and will include 220,000 sq.ft. of specialty retail and restaurants. The center also will include office, hotel and residential space. Opening is slated for the fall. Wood Partners and Novare Group, Inc. are developing a 29-story, mixed-use high-rise center in the Buckhead section of Atlanta, GA. The yet-to-be-named building is located on two acres of land at the intersection of Piedmont Road and Peachtree Street in a plot known as Center City. Plans call for the building to include 406 high-rise condominiums with 13,000 sq.ft. of street-level retail and 16,000 sq.ft. of office space. Ground breaking is expected during September and construction is slated to take 18 months.

Westfield America, Inc. is planning to expand the Roseville Galleria, a 1.1 million sq.ft. mall located in Roseville, CA. The company is proposing to add movie theaters. There has also been discussions by the company to expand the Nordstrom space.

Forest City Enterprises, Inc. and Lewis Retail Centers are developing Victoria Gardens, a 1.3 million sq.ft. center located at the northwest quadrant of U.S. Interstate Highway 15 and Foothill Boulevard in Rancho Cucamonga, CA. The project also includes 14 acres of peripheral outparcel retail and 20 acres of multi-family housing situated on a land area of 147 acres. The center will include more than 120 retailers and will be anchored by a 16-screen AMC theater, a two-level, 180,000 sq.ft. Macy’s, a two-level, 180,000 sq.ft. Robinson’s-May and a 132,000 sq.ft. JCPenney. The center also will include a 65,000 sq.ft. Victoria Gardens Cultural Center, which will house a library. The project will cost $152 million and is slated to open during the Fall. Centerpoint Properties and Hudson Village Development Co. are developing First & Main, a 200,000 sq.ft. mixed-use development located at the intersection of First and Main Street in Hudson, OH. First & Main will feature an old-fashioned design and will offer dining and boutique shopping, modern office space and town homes. Opening is slated for the Fall. As a complement to the current Main Street shops and businesses, First & Main will encompass three streets, featuring such retailers as Talbots, Chico’s and Ann Taylor Loft, centered around village greens. In addition to specialty stores, the development will be home to a gourmet grocer, new City library and a host of restaurants and eateries.

Metro Development  Co. is planning to develop a 140-acre mixed-use center located at the intersection of Routes 611 and 132 in Warrington, PA. The Valley Square project includes 500,000 sq.ft. of lifestyle and traditional upscale retail, including a 130,000 sq.ft. Wegmans Super Store; 110,000 sq.ft. of office space, more than 200 residential units for people 55 and older and a 100-room hotel and numerous themed restaurants. Area demographics include a population within seven miles earning $83,286 as the average household income. Groundbreaking is expected this month, with opening slated for October of next year. U.S. Realty Associates, Inc. will handle the management and will co-lease the project with Madison Marquette. About 60% of the center is preleased.

Atco Properties & Management, Inc. is developing The Shops at Atlas Park located in Glendale, NY. The company has completed the first phase of preleasing with Coldwater Creek, Elizabeth Arden Red Door Salon, Jos. A. Bank and Mitchell’s Fish Market. The center will be situated at the intersection of Cooper Avenue and 80th Street in the Glendale section of Queens. The specialty retail center is slated to open next year. It will feature a blend of upscale shops, dining and entertainment destinations surrounding a two-acre, open-air landscaped park, along with a 1,400-car parking garage. The company’s leasing team is targeting fashion-forward men’s, women’s, teen and children’s retailers, as well as jewelry and shoe stores, fashion accessory stores, housewares, gourmet food tenants and a variety of cafes, bistros and restaurants. The project also will include a specialty six-screen cinema.
