Connected Development Services is planning to develop Arlington Highlands, a 75-acre project located along Interstate 20, between Matlock Road and the proposed Center Street expansion, in Arlington, TX. The 900,000 sq.ft. development will be pedestrian-friendly, with a showplace central mall featuring a fountain, stream and footbridges. The center also will include upscale shops, restaurants, a theater and a specialty supermarket, along with 75 other retailers. Construction on the first phase, which is approximately 80% of the project, is slated to begin this fall and would expected to be completed within 10 months. The remaining 20% of the Highlands would follow six months later.

Olympic Property Group is planning to develop Gig Harbor, a 320-acre mixed-use project located in Gig Harbor, Washington. The retail would be situated on a land area of 25 acres on the company’s Harbor Hill project. The company is planning to develop a Costco Wholesale store and include over five acres of additional multi-tenant retail space. The mixed-use development also will include a pedestrian-oriented village center, retail, professional office space, lodging and conference facilities, a church, restaurants, professional services and a community campus. Along with those facilities, the project also will include a private agency fitness and community facility, recreation fields, picnic and other passive recreation areas, public walking and jogging trails, extensive open space areas and residential areas, featuring a variety of housing types.

3700 Associates, LLC is developing Cosmopolitan Resort & Casino, a luxury mixed-use high-rise development located in Las Vegas, NV. Construction is slated to begin during the summer. The project will focus on retail with a Manhattan and Miami flair, with floor-to-ceiling window displays, and will be located next to Bellagio. The development will include condo-hotel residences, a casino, retail, dining and entertainment venues, meeting rooms and The Cosmo Beach Club. The Cosmopolitan has begun leasing 300,000 sq.ft. of retail and restaurant space overlooking Las Vegas Boulevard. The space is divided between 170,000 sq.ft. of prime retail space, housing between 45 and 50 retail stores with boutique tenants and 130,000 sq.ft. of restaurants and lounges each with views of the Strip. Targeted tenants include retailers and restaurateurs from other evolved shopping and dining destinations such as New York, NY; Los Angeles, CA; Miami, FL; San Francisco, CA and Chicago, IL, as well as London, Paris, Barcelona and Milan.

Madison Retail Group is preleasing North Bethesda Town Center, a project that will include 1.1 million sq.ft. of office space, 232,000 sq.ft. of retail space and 1,200 apartments in North Bethesda, MD. The center will be situated on a land area of 32 acres adjoining the White Flint MetroRail station. Opening is slated for the second quarter of 2007. Area demographics include a population of 336,440 within 1.5 miles earning $107,764 as the average household income. The center will be anchored by a 61,500 supermarket and a 70,000 sq.ft. movie theater.

Gulfside Development and Canyon-Johnson Urban Fund, L.P. are developing Downtown Dadeland, a $165 million mixed-use project located in Miami, FL. The center will include 125,000 sq.ft. of retail space and will be tenanted by The Bombay Company, Pier 1 Imports, Chili’s, Macaroni Grill, Men’s Wearhouse, Sprint, Baccio, Blue Moon and Blu. Downtown Dadeland, called a “village within a city” encompasses a land area of 7.5 acres with 15 acres of underground parking. The development has 416 condominium residences and retail space within seven low-rise buildings. Area retail includes Dadeland Mall.

Centurion Partners is planning to develop Colonnade At King’s Grant, a center located on Speedway Boulevard in Concord, NC. Opening is slated for this month. The center will include 20,000 sq.ft. of specialty retail and restaurants and amenities such as an outdoor pavilion, tree-lined walkways and water fountains. Area retail includes the Concord Mills Mall. The development will comprise three distinct buildings, two of which will be retail/restaurant space with unique open-air seating. The central, freestanding space will be occupied by an upscale barbeque and blues restaurant concept with two levels of outdoor terrace seating and live blues music entertainment.

Premier Properties USA, Inc. is planning to develop Metropolis, an 850,000 sq.ft. center located in Plainfield, IN. Opening is slated for the summer. Anchors at Metropolis will include the newly completed, 94,000 square foot prototype JCPenney. Area retail includes Plainfield Commons, a center anchored by Target, Kohl’s, Wal*Mart, Old Navy and PetsMart. In addition to its retail offerings, Metropolis will be defined by its entertainment. The center will feature entertainers to enhance and enliven the shopping experience. Open-air stages, gathering places for people of all ages, and restaurants will combine with retail shops. Metropolis is a master-planned development located in one of the fastest-growing sectors of the Indianapolis metropolitan market. Galyan’s flagship store will co-anchor Metropolis and will open this summer, while new tenants will include Coldwater Creek, J.Jill, Victoria’s Secret, Chico’s, Ann Taylor Loft, Limited Too, Pacific Sun and Lane Bryant. Demographics include a trade-area population of 310,952 earning $63,154 as the average household income.
