Entertainment & Specialty Project Roundup Forest City Enterprises and The City of Westminster are planning to develop a 1.2 million sq.ft. mixed-use project at the intersection of Interstate 25 and 144th Avenue in Westminster, CO. The unnamed project will be anchored by a 12-screen, 51,200 sq.ft. AMC movie theater. The center also will include 900,000 sq.ft. of fashion-oriented retail, as well as townhomes, apartments and office space. It will be developed on a land area of 215 acres. Belle Island Village is preleasing its multi-use, center that will include shopping, live entertainment, attractions, restaurants and accommodations in Pigeon Forge, TN. Opening is slated for Spring 2005. The center is being developed by Southern Venue Development, in conjunction with Institutional Realty Resources. The project represents about $60 million in capital investment to develop the 21-acre site. The Belle Island Village site is surrounded by branches of the Little River. It is located between the Parkway and Teaster Lane on the south side of Wears Valley Road. The village will be one of the largest themed destinations in the Southeast that has no admission charge. The plan includes 116,000 sq. ft. in phase one and will accommodate as many as 75 specialty shops. More than a dozen restaurants and other dining venues will cater to shoppers. Most of the restaurants will offer waterfront dining, some with outside decks along the river. A carousel and Ferris wheel will be joined by other attractions and plans call for a variety of exhibits and live entertainment stages, along with 120 upscale hotel suites that will be located on the second floor throughout the village. Holrob Investments is planning to develop Walden’s Landing, a center located toward the north end of Pigeon Forge, TN. The center will include 28 stores and restaurants and will have a historic downtown atmosphere. The complex will include a 70-foot tall courthouse, a tree-lined sidewalk with benches and street lamps, and a replica of an old town fire hall complete with a restored 1939 Dodge Hunter Pumper fire engine. Some tenants will include Calhoun’s Restaurant, Atlanta Bread Co., Birkenstock Shoes, Hershey’s Ice Cream, Thomas Kinkade Galleries, Mr. Hero’s Subs, Verbena’s, The Sunglass Superstore, The Garden Gate, The Tool Zone, The Shabby Moose, The Maples Tree, The Gatlinburg Shop, The Red Rocket and a 36-hole interactive miniature golf course. Overall, the project will include about 58,000 square feet of retail and restaurant space. The Burke Cos. is developing Catoctin Circle Centre, an eight-acre site located behind Leesburg Plaza in Leesburg, VA. The center will feature two 39,600 sq.ft., two-story buildings with 22,400 sq.ft. of office on the top floor and 8,600 sq.ft. each for a restaurant and retail space. The two buildings, along with two freestanding sites for a bank and a restaurant, will form a visual frame for a third office building, with a total of 88,000 sq.ft. of space. The company also bought out the former Leesburg Brewing Co. and will take control of the project to open a restaurant and brewpub at 50 Catoctin Circle, which is now fully leased. The office building opened last year and the company is looking to have the Thoroughbreds Grill and Brewing Company opened by April. Jeffrey R. Anderson Real Estate, Inc. is developing Algonquin Commons, a 420,000 sq.ft. center located on Randall Road in Algonquin, IL. Opening is slated for October. Area demographics include a population of 125,301 within five miles earning $86,762 as the average household income. Approximately 80 different tenants, will occupy the center, which will also offer landscaped sidewalk areas and a courtyard in between two of the smaller buildings. CIM Group and the City of Anaheim are developing six projects that include retail, restaurants and residential sites surrounding downtown Anaheim, CA’s main street, the Center Street Promenade. Designed to transform the area into a 24-hour urban center, the mid-rise buildings will bring approximately 500 housing units and 55,000 sq.ft. of retail and restaurant space. The six sites will be developed in four phases, with construction of the first three commencing in 2004. The company began construction of the first phase, a five-story structure with 6,000 sq.ft. of ground floor retail/restaurant space. The project opening is planned for Summer 2005. Phase II, scheduled to begin during July, entails three parcels bounded by Anaheim Boulevard, Center Street Promenade, Broadway and Lemon Streets, including a four-story building with 9,800 sq.ft. of ground floor retail/restaurant space. Phase III, which will start construction during the Fall, brings for-sale housing to downtown. This phase is slated for a Spring 2006 completion. The final phase will consist of 10,000 sq.ft. of retail/restaurant space and 80 traditional apartments. Stiles Corp. is planning to develop a 14-story mixed-use center at 200 Brickell that will feature 136,637 sq.ft. on a one-acre site that will include ground-level retail fronting Brickell and Wall Streets near Las Olas Riverfront in Fort Lauderdale, FL. The development also will consist of 120,000 sq.ft. of office space. The center will have a brick base and decorative features from the 1910s to the 1940s to reflect the neighborhood’s Old Chicago-style architecture. A lighted, domed tower, friezes and corbels will ornament the façade. Construction is slated to begin this Summer, with completion slated for the Summer of 2005. The retail shops, totaling 16,493 sq.ft., will have market awnings over the store windows adding to the distinctive streetscape.
