Projects West Construction, Inc. is planning to convert the former Getty Oil Co. landmark office tower into The Wilshire at Western, a 260-luxury apartment complex with more than 30,000 sq.ft. of retail space on three levels. Originally developed in 1962, the 340,000 sq.ft., 22-story office building located at 3810 Wilshire Boulevard in Los Angeles, CA, has sat vacant for more than 10 years. Projects West Construction also is adding a new structure covering the entire rooftop, including a 40-foot pool, cabanas, juice bar, gym, conference rooms, bathrooms with showers, a large sauna, plus a 2,500 sq.ft. grass park surrounded by a covered colonnade. The basement up to the second floor are being remodeled, creating a new base for the building plus a large, residential lobby and a total of three levels of retail space. The center is directly across from the Metrorail Subway Station and The Wiltern Theater. Area retail includes Ralphs, Sav-On, Hollywood Video and over 15 restaurants.

Strathmore Development Co. is developing Broadway Village at Lower Town, a center located adjacent to the University of Michigan Medical Campus in Ann Arbor, MI. The center will include 175,000 sq.ft. multi-family residential, 46,000 sq.ft. of restaurant and retail space, 150,000 sq.ft. of medical office and a Healthplex, together with a 640-space municipal parking structure. The center is a $125 million investment in an urban brownfield. Broadway Village also will offer 70,000 sq.ft. of public open space.

NexTerra LTD is developing Cornerstone, a 300,000 sq.ft. mixed-use, main street development located at the intersection of Pearl Road and 130th Street in Parma Heights, OH. Phase 1 includes a 96,000 sq.ft. Claire’s Folly, an entertainment anchor that offers games for children and adults as well as three restaurants, a dinner theater, winery and banquet/reception facility and 200,000 sq.ft. of inline and junior anchor retail/restaurant space. The development also includes apartments and townhouses. Completion is slated for Fall 2004. Phase II includes single-family homes and townhouses to be completed during the third quarter of 2005. The center is situated on a land area of 34 acres.

Taubman Centers, Inc. is developing NorthLake, a center located at the intersection of Interstate 77 and Interstate 485 in Charlotte, NC. The mall is slated to open during September 2005. The design calls for a one million sq.ft., two-level enclosed mall with up to five department stores and 150 shops. The mall will have 200,000 sq.ft. of shops ranging from Barnes & Noble to Pottery Barn lining a "main street" leading from the parking lot to the mall. The company also plans a road around the 150-acre site with courtyard space between the mall and the shopping village. If all the land around the mall were developed as proposed and all the anchor slots filled, Northlake would total more than 1.7 million sq.ft.

Forest City Enterprises, Inc. and Lewis Retail Centers are developing Victoria Gardens, a 1.3 million sq.ft. center located at the northwest quadrant of U.S. Interstate Highway 15 and Foothill Boulevard in Rancho Cucamonga, CA. The project also includes 14 acres of peripheral outparcel retail and 20 acres of multi-family housing situated on 147 acres. The center will include more than 120 retailers. The center will be anchored by a 16-screen AMC theater, a two-level, 180,000 sq.ft. Macy’s, a two-level, 180,000 sq.ft. Robinson’s-May and a 132,000 sq.ft. JCPenney. The center also will include a 65,000 sq.ft. Victoria Gardens Cultural Center, which will house a library. The project will cost $152 million and is slated to open during the Fall of 2004. Cotenants include Coldwater Creek, Ecco, Rockport, Strasburg Children, Talbots, Abercrombie, Abercrombie & Fitch, American Eagle Outfitters, Anchor Blue, Ann Taylor Loft, Bath & Body Works, Body Shop, California Pizza Kitchen, The Children’s Place, Cinderella Accessories, Claire’s, Express, Finish Line, Hollister & Co., J. Stephens, Journeys, Kay Jewelers, La Salsa Fresh Mexican Grill, Lane Bryant, Luxury Perfumes, Mimi Maternity, Mrs. Fields Cafe, New York & Co., Pacific Sunwear, Rocky Mountain Chocolate Factory, Sporting Eyes, Victoria’s Secret, Wetzel’s Pretzels and Zales Jewelers.
