BHV Innisfree Ventures I, LLC is developing On Broadway, a 190,000 sq.ft. entertainment center located at the intersection of Broadway and Jefferson Streets in Redwood City, CA. The center will be tenanted by Cost Plus World Market, a 20-screen, 4,200-seat Century movie theater complex and will include other retailers and restaurants. The development also will include a two-level parking facility with over 600 spaces. The company is developing the center to blend with Redwood City’s downtown environment, which includes a number of historic buildings.

Paramount Realty Services is leasing The Crossings at Old Bridge, a 150,000 sq.ft. center located at the intersection of Highway 516 and Cottrell Road in Old Bridge, NJ. The mixed-use lifestyle center also has 75,000 sq.ft. of office space and 250 residential units. Spaces available range from 1,000 sq.ft. to 10,000 sq.ft. The center features parks, fountains, benches, gardens, statues and gazebos in a "downtown" atmosphere. Area retail includes Old Navy and Marshall’s. Area demographics include a population of 606,000 within 10 miles earning $82,000 as the average household income.

Waukegan Lakefront Development is developing Harbor City, a mixed-use project located on the Waukegan Lakefront in Waukegan, IL. The ground level of the buildings will house retail, which may include shops, restaurants, art galleries and boutiques. An upscale hotel with approximately 300 rooms is also planned. The development will have parks, walking and bicycle riding paths and gardens.

The Hankin Group is developing Eagleview Crossing, a 269,400 sq.ft. center located at the intersection of State Route 100 and Interstate 76 in King of Prussia, PA. The site is situated on a land area of 30 acres. Area demographics include a population of 59,800 within five miles earning $96,800 as the average household income. Opening is slated for next year. The development is being preleased by NA Berkowitz Development, Inc.

Kimco Developers, Inc. is developing the retail component in Avenues Walk, a 600,000 sq.ft. center located near Philips Highway and Interstate 95 in Jacksonville, FL. The mixed-use project will include retail, 50,000 sq.ft. of office space, 400 hotel rooms and 1,050 apartments and condominiums on a land area of 161 acres. Construction is expected to begin during Spring 2005, with the first stores opening Spring 2006. It is expected to take 10 years to complete the project. The Macerich Co. is developing an additional 100,000 sq.ft. at Washington Square, a 1.25 million sq.ft. center located at 9585 SW Washington Square Road in Tigard, OR. The development is expected to include 20 to 25 retailers by 2005. Construction on the existing property is expected to begin January 2004, with the addition of a four-level parking deck. Retail expansion is planned to take place in 2005. Pedestrian walkways, road enhancements and other amenities will be integrated to encourage pedestrian traffic. Completion is slated for the 2005 holiday season. The center is currently anchored by Nordstrom, Meier & Frank, JCPenney, Sears and Mervyn’s. Tenants include Pottery Barn, Ann Taylor, Coach, Banana Republic, J. Crew, Abercrombie & Fitch, Talbots and Gap.

The City of Pasadena, CA announced the following projects now in development: Central Park Market at Del Mar Station, which includes 347 residential units constructed over 30,000 sq.ft. of retail and 120,903 sq.ft. of office space at 240 South Raymond Avenue; The Fair Oaks mixed-use project, also known as The Palermo, located at Green Street and Fair Oaks Avenue. The four-story development includes 32,000 sq.ft. of retail and office space located on the first and second floor, and 32 multi-family apartments above; Stats-on-the-Green, a mixed-use project located at 80-170 South Raymond Avenue. The project includes three new buildings totaling 455,000 sq.ft. of commercial, retail, entertainment and 101 residential units; Plaza Las Fuentes II located at the intersection of Colorado Boulevard and Los Robles Avenue. The 360,000 sq.ft. mixed-use office building includes 21,000 sq.ft. of ground floor retail/restaurant spaces and up to 70 housing units; Archstone Pasadena located at 720 East Colorado. The five-story development includes 8,000 sq.ft. of ground floor retail space and 120 residential units; The Colorado, which includes four new buildings with 24,900 sq.ft. of ground floor retail and 309 residential units; and the Champion mixed-use development located at 171 South Lake Avenue. The five-story, 114,000 sq.ft. office building has ground floor retail space.
