O&S Holdings, LLC is preleasing Louisiana Riverwalk in Bossier City, LA. The $150 million development will be tenanted by a 4,200 sq.ft. Hooters restaurant, 4,000 sq.ft. Chico’s fashions and an 8,000 sq.ft. Rascals Comedy Club. Bass Pro Shops Outdoor World will anchor the center. The project broke ground during July and is planning a grand opening of more than 50 stores, restaurants and clubs during the Summer 2004. The project is currently 70% leased and is in serious lease negotiations with 30 more retailers and restaurants. Bass Pro Shops will be 106,000 sq.ft. and is planning to open during the Fall. Other retailers are expected to include a 6,000 sq.ft. Levi’s-Dockers, a 4,000 sq.ft. Wilson’s Leather and a 7,800 sq.ft. Dress Barn location, as well as a 1,250 sq.ft. Cold Stone Creamery, an 800 sq.ft. Villa Pizza, Boardwalk Fries, Suki Hana, Yeung’s Lotus Express and Great Steak & Potato Co., Regal Cinema, Zodo’s Bowling and Beyond, Joe’s Crab Shack, Johnny Rockets and a 900 sq.ft. Sweet Factory. In addition to the shops and restaurants, the development will feature all types of entertainment, from movies and comedians to live theater and a dueling piano bar. Also planned are Hilton and Marriott hotels.

Alberta Development Partners is developing Southlands, a 1.5 million sq.ft. open-air project situated on a land area of 285 acres at the intersection of Smoky Hill Road and E-470 in Denver, CO. The project will include retail and office space and is slated to open early next year.

Paramount Realty is preleasing The Crossings at Old Bridge, a 600,000 sq.ft. mixed-use development located at the intersection of Highway 516 and Cottrell Road in Old Bridge, NJ. The project will include over 150,000 sq.ft. of retail, 20,000 sq.ft. of office space, two and three-story apartments above the retail and 100 townhomes. The complex will feature gazeebos, bicycle paths, memorial fountains, trees, a park and a bandstand. Construction is slated to begin by Spring 2004.

NAI Olympia Partners, Ltd. represented Smallwood Plaza, LLC in the acquisition of land for development in Bloomington, IN. Plans call for the construction of Smallwood Plaza, a $42 million, 600,000 sq.ft. mixed-use development that will include 239 residential units, approximately 28,000 sq.ft. of commercial retail and office space and three decks of parking. The site, located on North College Avenue and encompassing an entire city block, was formerly occupied by ST Semicon manufacturing facility, which had been abandoned for more than a decade. There are currently four projects under construction within an eight-block area, with Smallwood Plaza being the largest. Construction is currently underway and is expected to be completed by July 2004. The project includes construction of two mixed-use buildings, Smallwood Plaza, the main nine-story building, the three-story Smallwood Annex and the renovation of a two-story historic building.

Miromar Development is developing Miromar Outlets, a 658,335 sq.ft. center located at the intersection of Interstate 75 and Corkscrew Road with an average daily traffic count of 88,000 vehicles. Demographics include a trade-area population earning $59,060 as the average household income. Phase I includes 192,923 sq.ft.; Phase II includes 140,847 sq.ft.; Phase III includes 50,557 sq.ft.; Phase IV includes 91,497 sq.ft. and Phase V through VII includes 182,511 sq.ft. The project currently has more than 100 stores in about 380,000 sq.ft. The clothing store, Guess?, is currently being built in an open space between BCBG and Izod in Phase I of the center. Other new construction projects on the property include Bank of America on an outlet mall outparcel and an Eckerd drug store on the south side of Corkscrew Road near Stoneybrook.

The Mills Corp. plans to develop Pittsburgh Mills, a $285 million shopping and entertainment complex in the Pittsburgh, PA area. The mall is expected to open during Fall 2004 or the following Spring. The site will be situated on a land area of 340 acres in southern Frazer, PA. The company is also redeveloping Forest Fair Mall in Cincinnati, OH as a regional shopping and entertainment destination. The company also plans to change the name of the 1.6 million sq.ft. facility to Cincinnati Mills. The mall is expected to be open for next year’s Christmas season. The mall is anchored by Bass Pro Shops Outdoor World, Kohl’s and Burlington Coat Factory, but has 390,000 sq.ft. of retail space available.
